~ 6986 Sales For Second Best March Ever! ~

The Toronto Real Estate Board's MLS System reported 6986 single-family dwelling sales in March. TREB President Ann Bosley explained that, "While we are down 8% from the record of 7602 sales recorded during March of 2002 - these new figures tell us that the Toronto residential market is still in very good health".

Prices stabilized in March - up marginally to $290,185 from the $289,954 recorded in February and up 5% from the $274,874 recorded in March 2002. A flood of listings coming into the market in March eased some of the upward pressure on prices.

Inventory now stands at 18,842 properties - up 19% from February's 15,873. This is an indicator that we are now entering a more equitable spring market than last year. This increase in listings can be partially attributed to Sellers holding off listing in February due to the bitter winter conditions. With Spring "finally" close at hand, things are starting to look a little sunny!

 

A Break Down Of The Total Sales Is As Follows:

TREB's 28 West Districts had:  2623 sales with an average of $266,552
TREB's 14 Central Districts had: 1153 sales with an average of $392,523
TREB's 23 North Districts had: 1392 sales with an average of $316,827
TREB's 21 East Districts had: 1818 sales 

with an average of $238,981

Homeworks ... Caring For Wood Floors:

A quick fix-up for wood floors is simple and effective! To clean minor spots and stains from a wood floor, wipe the floor with a barely damp sponge mop. If the stains remain, use a mild cleanser - such as a solution of ammonia or white vinegar to remove them. Then rinse the floor with a clean, damp (not wet) sponge mop to remove any of the cleaning agent residue. To restore the floor's luster, buff it lightly, wax if necessary and then buff again. In general - vacuum or dry-mop floors once a week and wax only once or twice a year!

Neighbourhood Corner - Unionville:

In the first quarter of 2003 - sales fell 13% in East York (E03) to 333 from the 384 recorded in the first 3 months of last year. But prices rose 8% to $250,360. Prices for detached homes during this same time came in at $290,051. This is a 4% increase over last year's figure of $278,125. Condos averaged $150,841 - up 5% from the first quarter of 2002. East York is still a great neighbourhood for both move-up buyers wanting to upgrade from their present properties and first time buyers seeking affordability. Well worth a go-see!
