~ Second Best March Ever ~

"With 7904 sales recorded in March, the Toronto resale home market turned in its second best performance for the month ever", announced TREB President Ron Abraham. "The market continues to run at a near-record pace. With the Easter holiday behind us, we are now entering the most active time of year for sales. Spring should result in some very strong numbers."

Prices eased in March to $330,545 down 1% from February's $334,272 but up 8% from the $307,155 recorded in March 2004. Inventory reached its highest point this year with 21,840 properties listed for sale on the Toronto MLS system. This figure is up 11% over the 19,749 listings available at the end of March 2004.

Average Days-On-Market in March was 33.

TREB's 28 West Districts had:  2991 sales With an average of - $308,660
TREB's 14 Central Districts had: 1373 sales With an average of - $433,384
TREB's 23 North Districts had: 1616 sales With an average of - $355,771
TREB's 21 East Districts had: 1924 sales

With an average of - $269,991

Jimmy was an old man. He lived alone in the country and very much wanted to dig his potato garden for the spring planting but it was extremely hard work and Jimmy had grown feeble over the years. His only son Fred, who used to help him, was in prison. Jimmy wrote a letter to his son and described his predicament.

Dear Fred,

I am feeling pretty bad these days because it looks like I won't be able to plant my potato garden this year. I'm just getting too old to be digging up a garden plot. If you were here all my troubles would be over. I know you'd dig the garden for me.

Love, Dad

A few days later Jimmy received this letter from his son.

Dear Dad,

For heaven's sake Dad, don't dig up the garden - that's where I buried the body and the money.

Fred.

At 4:00 A.M. the next morning, FBI agents and the local police arrived at Jimmy's place and dug up the entire area. They found nothing, apologized to Jimmy and left. The same day Jimmy received another letter from Fred.

Dear Dad,

Go ahead and plant the potatoes now. Under the circumstances - it's the best I could do.

Neighbourhood Corner - The Beaches and Riverdale:

The Beaches (E02) saw 225 sales during the first quarter of 2005 for an average price of $411,203. Detached homes in the area averaged $518,201 and semis averaged $367,371. Riverdale (E01) recorded 194 sales averaging $344,771. Detached homes in Riverdale averaged $412,378 and semis $327,660.
