~ 8084 Sales For TREB's Best July & The Second Best Month Ever! ~

The Toronto residential resale market continued its hot summer run in July with 8084 residential properties sold during the course of the month, TREB President Cynthia Lai has announced. "Sales were up an incredible 39% over the 5807 sales recorded in 2001, which was our previous best July and up an even more incredible 41% from the 5727 sales recorded in July of 2002. Last month was also the second best month ever seen in TREB's history - the best being April of 2002 when 8181 sold properties passed through the Toronto MLS System. This was only the 5th. time that Toronto sales have passed the 8000 sale barrier".

"It has been an extremely unusual year", Ms. Lai went on to note, "The market actually strengthened into the summer months after a relatively lackluster spring which is the opposite of the usual pattern. If the second half maintains the current pace, 2003 will prove to be the best year for Toronto resales ever recorded".

Prices declined for the second straight month in July, as the average price fell almost 2% to $289,880 from June, due in part to a decline in the number of upper-end homes sold in the central area of Toronto. This figure was up 6% from the $274,348 recorded in July of 2002.

TREB's 28 West Districts had:  3091 sales with an average of $272,669
TREB's 14 Central Districts had: 1308 sales with an average of $364,137
TREB's 23 North Districts had: 1591 sales with an average of $323,172
TREB's 21 East Districts had: 2094 sales 

with an average of $243,608

Painting Over Wall Repairs:


A fresh coat of paint is a fast and effective way to conceal wall repairs. Depending on the size of the repair and the availability of matching paint, you can paint just the repaired area itself, the whole wall or the entire room. Here are some guidelines to help you get ready for the job.

The type of surface you're covering determines the kind of paint required. If you have paint left over from the original job, you're in luck and if not then a consultation with a reputable paint company/store will give you the guidelines you need. Choosing the correct brush is important too. The type of bristle should suit the paint or stain you're using and the brush size must fit the job. Select a natural-bristle brush to apply oil-based paint, polyurethane, varnish or shellac. Use brushes with synthetic bristles to apply water-based (latex) paint. For wood stains - use either type of brush. Choose a 1 inch brush for hard to reach areas and a 2-3 inch brush for medium surfaces and a 3.5 to 4 inch brush or a 9 inch roller for large areas - such as entire walls. Use a thick-napped roller for textured walls.

Preparing the surface. Before you can apply the paint - you may need to sand and wash the surface. In most cases - you will at the very least have to apply a primer to ensure that your repair will not show, and then finish with 1-2 coats ot your selected paint colour & voila - just like new.

Neighbourhood Corner - North York, East

The east half of North York (C12 to C15) saw 401 sales during July, for an average of $358,549. Of these, 167 were condominium apartments, which sold for an average of $230,595 and 57 were town-house condominiums, which averaged $257,927. Days-on-Market was 42 and the average sale-to-list price ratio was 98%.
