~ Strong Showing For July Market ~

Thursday, August 3, 2006 - July saw 7082 single-family homes change hands in the Greater Toronto Area; a strong showing at over 7000 sales, though slightly less active than the 7387 sales recorded in July 2005, TREB President Dorothy Mason reported today.

"The GTA market is very healthy," Mrs. Mason said. "Year-to-date figures show that 2006 remains more than one per cent ahead of 2005, with 52,682 transactions recorded so far this year, compared to last year’s 51,985 transactions."

The average price of homes that changed hands in July was $342,034, up nearly five per cent over the $326,034 figure recorded last July, while year-to-date prices at the end of the month were up more than five per cent over the same time frame last year.

"Consumers are still seeing excellent return on their investment, yet price increases are very steady and controlled which is helping to maintain affordability in the market," Mrs. Mason said.

TREB's - 28 West Districts had: 2680 sales With an average of - $325,417
TREB's - 14 Central Districts had: 1279 sales With an average of - $428,031
TREB's - 23 North Districts had: 1407 sales With an average of - $373,573
TREB's - 21 East Districts had: 1716 sales

With an average of - $278,028

Average Days-On-Market in July was 36 days.

North York

North York (C04, C06, C07 and C12 through C15) saw 4583 homes change hands over the first seven months of 2006. This is a four per cent increase over the 4412 transactions recorded during the same period of 2005. The year-to-date price average for the area at the end of July was $463,019, up three per cent from last year’s average of $449,100.
