~ Banner Year As November Breaks Record~

TREB President Cynthia Lai has announced that with November continuing a record breaking streak for a 6th. consecutive month, 2003 will be the best year ever for the Toronto real estate market. "With residential sales reaching 74,764 the 11 month total is already above the 74,759 sales recorded in all of 2002. By the end of December, we should be up 5% over last year's figure and closing in on the 80,000 mark! It will be a truly remarkable end to a remarkable year".

Sales for November reached 5847 besting the previous record of November 2002 which had 5537 sales by about 6%. The average price for November 2003 was $301,612 down from the October 2003 figure of $304,844 but still up from November 2002 when the average price was $285,323. In November, days-on-market was 38.


A Break Down Of The Total Sales Is As Follows:

TREB's 28 West Districts had:  2207 sales with an average of $282,696
TREB's 14 Central Districts had: 1006 sales with an average of $407,632
TREB's 23 North Districts had: 1134 sales with an average of $321,582
TREB's 21 East Districts had: 1500 sales 

with an average of $243,244

Homeworks ... Troubleshooting A Gas Burner:

The following information may give you some insight into any problems that you may be having with your gas furnace. If you have any doubts about looking at a furnace - then always call an experienced heating contractor to have it serviced, cleaned or repaired.

Burner Doesn't Operate: No power, closed gas inlet valve, improperly set or defective thermostat, pilot light out.
Pilot Won't Light: Dirty pilot orifice, loose or defective thermocouple.
Pilot Won't Stay Lit: Pilot not heating thermocouple, excessive draft.
Insufficient Heat: Burner flame not properly adjusted, clogged burner ports.
Delayed Burner Ignition: Clogged burner ports near pilot, pilot light not properly adjusted.
Burner Won't Turn Off: Short circuit or defective automatic gas valve or furnace limit switch.
Gas Odour: Gas leak, loose connection or broken gas line. (Call Gas Company Immediately).

Neighbourhood Corner - Agincourt:

For the first 11 months of the year, the south half of Markham (N-10) (Highway 407 to Steeles and Highway 404 to the Pickering Town Line) has seen 864 sales of single family dwellings, down 11% from the same period in 2002. However, from the same time last year the average price has jumped 6% from $311,524 to $331,484. Of the homes sold in this area - the majority were either detached (361 sales) or link (458 sales). The 2003 average price for the former was $392,947 and for the latter - $290,977.


~Happy Holidays - 2003~

Will someone please tell me where the time goes? 2003 has mysteriously and silently danced its way through the seasons. Where was I as the lush green of Spring gave way to those miraculous, warm Summer nights and then the Fall colours of October were upon us ... then I just blinked and the gray yards outside my window were covered with Winter's first pristine snowfall. Nature has settled down for her annual slumber.

How did this happen? Actually, if truth be known - I understand where time went - it disappeared ever so softly as we all paid the mortgage, walked the dog, welcomed a newborn child into the family, bought groceries, bid a heartfelt farewell to a loved one who has passed from our lives, healed a broken arm, started a new career, recovered from an illness, celebrated one of life's triumphs, went on vacation or participated in, or observed, many other things that challenged, delighted or astonished us during the 12 months of the year!

I always like to say a very profound "Thank You" to my clients at "Holiday Time" for your commitment to me and for understanding and appreciating my way of doing business in this madcap world of real estate. Your loyalty is appreciated more than you can ever know.

As the year draws to a close, take some time to sit quietly and really be thankful for all your blessings; call a friend who you haven't seen for awhile, tell those you care about that you love them, eat chocolate, have an afternoon nap, go to the movies, listen to music, leave work early, be generous with those less fortunate, have breakfast in bed, be kind, go for a walk, smile at a stranger and enjoy all the magic of the season. Savour the remaining days of December and may 2004 bring you prosperity and happiness!
