~ November Breaks Record - Already Best Year Ever ~

"Last month was a record November, and with 79,382 sales for the year-to-date, 2004 is already the best year the Toronto resale home market has ever experienced", TREB President Ron Abraham has announced. "The Toronto MLS system recorded 6301 single-family dwelling sales in November. This is an 8% increase over November 2003 (5847 sales) which was the previous high-water mark for the month. With December still to come, we expect to break 80,000 total sales by the end of 2004 - a first in Board history".

Prices eased to $318,837 in November, a decline of 2% from the previous month. This was about the same as the decline between October and November 2003 - where prices fell 1% to $310,612 from $304,844. In addition, total inventory came in at 20,273 active listings - up 14% over November 2003. However, this indicates that we are entering a period of relative quiet around the Christmas holidays. But we still expect another 4000 to 5000 sales before the end of the year"

Average Days-On-Market in November was 38.

TREB's 14 Central Districts had: 1201 sales With an average of - $413,445
TREB's 23 North Districts had: 1221 sales With an average of - $347,481
TREB's 21 East Districts had: 1478 sales

Homeworks ... Unruly Toilets

If you think that a toilet is clogged - never flush it as it may well overflow. The first thing to do is to bail out or add water so that the toilet bowl is about half full. The you can try using an auger (snake) to break up a deep set clog by simultaneously turning the handle and pushing the auger. For a clog in the toilet trap use a standard bathroom plunger. If you think the toilet is about to overflow - quickly open the top of the tank, reach in and depress the tank stopper into the valve set and keep it depressed while you have the main water supply turned off. Remember that it may be time to call a plumber if your talents in life lie elsewhere.

Two billy goats escaped from a farmer's field and ended up nosing around the back lot of a huge Hollywood movie studio. One of the goats knocked over a garbage can and a big spool of film fell to the ground and started to unroll. The second goat chased after it and came back with the loose end in his mouth. Because goats will eat anything the two escapees started munching on the film and soon the entire reel had been consumed. Joey, the first goat said,"Well what did you think of that"? Bozo the second goat replied, "Hummm - it wasn't too bad but I think I preferred the book".


Neighbourhood Corner - Orangeville

The Orangeville area (W-29) has seen 665 sales this year for an average of $224,307. The sales have increased 7% over the same eleven month period in 2003 and the prices are up 10% over the $204,387 recorded at that time. Most (434) sales in Orangeville have been of detached homes, and these have averaged $253,405. There have also been 100 semi-detached properties sold for an average of $177,717.
