~ January Sales Up 10% ~

Friday, February 3, 2006 -- The new year got off to a good start with 4,587 sales in January, up 10 per cent over the 4,153 figure recorded in January 2005, TREB President John Meehan announced today. "Last month's result was the second best January ever recorded, and an eight per cent increase over the 4,255 sales recorded in December," Mr. Meehan said. "This certainly bodes well for the resale market going forward into the new year."

On the pricing front, the GTA-wide average came in at $332,687, up three per cent over the $323,141 recorded during the previous January. The median reached $288,200, up four per cent over the same time last year.

A Break Down Of The Total Sales Is As Follows:

TREB's - 28 West Districts had: 1796 sales With an average of - $315,108
TREB's - 14 Central Districts had: 773 sales With an average of - $424,503
TREB's - 23 North Districts had: 910 sales With an average of - $370,237
TREB's - 21 East Districts had: 1108 sales

With an average of - $266,285

Average Days-On-Market in January was 42

Thinking of adding a built-in for additional storage, or perhaps as an entertainment unit? Built-ins look fantastic and are very useful when well thought out. Here are a few tips on what to remember when designing your own:

  1. Always confirm equipment requirements and measurements ahead of time to ensure that the new cabinetry will accomodate these items.

  2. Check for air vents, light switches, power and/or cable outlets, and any other devices that may be located where you intend to accomodate the built-in.

  3. Be sure to verify power and cable outlets for equipment prior to installing built-ins. If needed, you can have grommets installed to accomodate all cabling.

  4. Be sure to request full extension glides on all drawers so that you get maximum use of space.

  5. Confirm the ceiling height and lighting locations.

  6. If you are installing lighting in the new built-ins, use glass shelving so that the light washes the entire cabinet and not just the top shelf, as it would if the shelves were wood.

  7. For versatility, request adjustable shelves so you can move these up or down as needed.

~ We're All Getting Older ~

Once upon a time there were 3 sisters - ages 92 - 94 & 96. They all lived together.
One night the 96 year old ran a bath. She put one foot in the tub and paused. She yelled out

- "Was I getting in the tub or out"? The 94 year old hollered back. "I don't know but I'll come and see". She started up the stairs and then stopped. She shouted, "Was I going up or coming down"?
The 92 year old was sitting at the kitchen table having a cup of tea and listening to her two older sisters. She shook her head and said, "I sure hope I never get to be that forgetful". So she knocked on wood for good measure, then she yelled up to her sisters - "I'll come up and help you both as soon as I see who's at the door".


Neighbourhood Corner - Mississauga:

Mississauga (MLS districts W12 to W20) had 608 sales in January, up seven per cent over the figure recorded in January of 2005. These sales averaged $305,464, a two per cent increase over last January. Breaking down the total, there were 201 sales of detached homes, which averaged $448,889; there were 171 sales of condominium apartments, and the average for these was $193,481
