~ 2002 Best Year "Ever" For Sales In Toronto Real Estate ~

In 2002 the Toronto Resale Real Estate Market had its best year ever, with 74,759 homes being sold through the MLS System. TREB President Ann Bosley reported that, "This figure is up about 10% from the 67,612 level recorded in 2001, which was TREB's previous record. Last year was especially good for potential home sellers, as prices rose to $275,371 - up 9% from the $251,508 recorded during 2001 and, before adjusting for inflation, to their highest level ever. Nevertheless, low interet rates and a strong labour market kept first-time home buyers in the game, as evidenced by the surge in the condominium sector (apartments and townhouses) - which in December amounted to 35% of the total homes sold".

The President went on to say that, "Looking forward to 2003, there is nothing in the fundamentals of the local or national economy to suggest that we will have anything but another strong year. While sales levels eased off over the past few months, and will probably continue to moderate into the Spring, this is only after a two year string of record-breaking performances".

TREB's 28 West Districts had:  1381 sales with an average of $248,163
TREB's 14 Central Districts had: 633 sales with an average of $373,851
TREB's 23 North Districts had: 690 sales with an average of $310,316
TREB's 21 East Districts had: 885 sales 

with an average of $218,646

Homeworks ... Sink Sprayers & Diverters:

We all know what a handy-dandy item a kitchen sink sprayer can be! It really is a very simple device. It has a spray head, attached to a hose, which is connected to a diverter in the faucet body. When you squeeze the spray head handle, the diverter valve re-routes water from the faucet to the spray head hose. If the water flow is sluggish, make sure the hose isn't kinked, then clean the aerator in the spray nozzle. Continued sluggishness may indicate diverter valve problems and you will have to clean the valve or replace it. If the spray head leaks, remove it from the hose and replace the washer. For a leak at the faucet end of the hose tighten the hose coupling. If the hose itself leaks, it may be cracked and you will need to replace it, always with a duplicate hose. When cleaning any parts of the mechanism always do so with a brush and soapy water and then dry them before reinstalling. Any clogged holes can be opened with a small pin. If you feel intimidated by plumbing issues, then by all means call an expert, but you may well be able to correct any of these small problems yourself.

When Bob - the trucker stops for a red light, a blonde catches up. She jumps out of her car, runs up to the truck and knocks on the door.The trucker lowers the window and she says, "Hi, my name is Heather and you're losing some of your load. The trucker ignores her and proceeds down the street. When the truck stops for another red light, Heather catches up again. She jumps out of her car and runs up to the truck and knocks on the door again. Bob lowers the window As if she has never seen him before she says brightly, "Hi, my name is Heather and you're losing some more of your load. Shaking his head, Bob winds up his window and drives on. At the third red light the same thing happens again. This time she is all out of breath but Heather diligently gets out of her car, runs up to the truck and knocks on the door. When Bob lowers the window she says, "Hi, my name is Heather and you're losing even more of your load and I think this is a really serious matter and if you don't do something pretty darn soon I'm gonna call a policeman. When the light turns green, Bob revs the engine and races up to the next red light. Here he stops the truck and hurriedly jumps down to the street and races back to Heather's car. He knocks on the window and when Heather lowers it he says, "Hi, my name is Bob - this is Indiana - it's winter and I'm driving the SALT TRUCK".


Neighbourhood Corner - Mississauga:

In Mississauga (W12 to W20) - the latter half of 2002 saw prices climb 10% to $256,824 over the $233,151 recorded for the whole of 2001. Average days-on-market in Mississauga was 34 as compared to the city-wide average of 38 days. There is an incredible variety of housing choices and styles in the west end of the GTA - from grand detached homes to townhouses to condominiums - so these areas may be worth a visit!
