Getting The Most Out Of Your Roof
So you've had a couple of roofers in to look at your roof that is leaking and they both say the same thing -you need a new roof. Or they can do a patch, but no guarantees. And by the way, it should be stripped down to the boards. Well, maybe they are right. What other options exist? Can one reasonably extend the life of the roof and defer a multi-thousand dollar cost?
If the roof is between 10-15 years old, a localized repair should be adequate, particularly if they are 20 year shingles. Determine the exact source of the leaks(s) and the scope of repair. Is the leak in a valley? A torn or worn valley can uually be repaired for a couple of hundred dollars. Install metal valleys when you re-shingle and this area won't fail prematurely again. If you strip the roof, install ice shields along the leading edge. This material laid under the shingles is waterproof - well worth the extra cost. Are three sides of the roof fine & one worn? South and west facing shingles are exposed to the damaging sun and wear faster. Do you have one layer of shingle? If so, then save the removal costs and add a second layer. And if you do have two layers (or more) that tired looking roof now has some help from the underlying shignles, and in spite of its appearance can remain watertight for some time. An indepenedent opinion from a qualified home inspector is highly recommended.
Once the roof is over 15 years of age, have it inspected and repaired if necessary - a tune up so to speak. This should be done every 2 years from this point on. And if you can pop your head into the attic during a rain storm, you can check the roof sheathing with a good flashlight to confirm the integrity of the shingles.
