~ 9153 Sales Make For Second Best June Ever ~

In June TREB Members reported 9153 sales of single-family homes throughout the GTA, TREB President John Meehan announced this week. "This figure makes last month the second best June ever recorded, down only 1% from the record of 9275 sales reported in June of 2004. It is also only the 6th time in Board history that total monthly sales have exceeded 9000".

"Prices fell marginally in June - down a little less than 1% to $345,065 from May's $364,474. While the sales pace remains very strong", Mr. Meehan said, "Price increases have been relatively moderate. In fact the June figure represents only a 9% increase over the $316,510 recorded in June of 2004, which is in line with the single-digit annual increases we have seen over the course of the last several years".

Inventory at the end of June was 23,876 - up 7% over that of June 2004.

Average Days-On-Market in June was 32.

TREB's 28 West Districts had:  3494 sales With an average of - $322,687
TREB's 14 Central Districts had: 1673 sales With an average of - $458,775
TREB's 23 North Districts had: 1812 sales With an average of - $368,340
TREB's 21 East Districts had: 2174 sales

With an average of - $274,128

  • Always begin with baseboard and casings around doors and windows, which look great when painted a contrasting color to the wall paint.
  • Adding to this, crown mouldings can lend a formal elegance to a room and should typically be painted to match baseboards and casings.
  • Chair rails can be a great addition to a space, and can accentuate a variety of styles. For example, they can create a feeling of elegance in a dining room, or result in a soft, contemporary look in a nursery. Chair rails are a smart way to break up a long stretch of wall without cluttering up a space, and can provide a transition point for a change in paint color.
  • Apply panel moulding below the chair rail for a rich, panelled look. Take it one step further, and add panel moulding above the chair rail for a more symmetrical, stately effect.

I often have clients ask what to do about old wood panelling commonly found in basements. It can be quite a task to remove this, and you never know what you are going to find behind it. Unless you are planning to undertake a complete renovation, I recommend paint! Give the panelling a light sanding, prime it, and then paint! You would be amazed at how this instantly updates a space! Neighbourhood Corner - Etobicoke:

In Etobicoke (Districts W06 to W10) 2379 sales have been recorded in the first 6 months of 2005 - down 2% from the 2423 reported during the same time frame last year. However the average price rose to $357,070 a 7% increase over 2004. Of these sales 1269 were of detached homes which averaged $457,673 a 6% increase over the $430,145 recorded during the same time in 2004.
