~ May Cracks 8000 Sale Barrier ~

TREB President - Ann Bosley reported that, "For only the third time in its history, 8000 plus existing home sales were recorded through the Toronto MLS System. Although the precise figure of 8025 sales is down marginally from last May's 8042 - it is by far the best result to date in 2003. Given our city's troubled spring, to see such a robust Toronto re-sale market is very encouraging".

Prices continued their upward progress in May with a 2% increase to $298,451 from April's figure of $292.783. This figure is also up 7% over May of 2002. "This is clearly good news for Sellers", noted Mrs. Bosley, "However, active listings climbed 8% during the month to 21,747. Eventually this increase in inventory will exert a very welcome and moderating effect on sold values".

TREB's 28 West Districts had:  3061 sales with an average of $274,189
TREB's 14 Central Districts had: 1299 sales with an average of $412,733
TREB's 23 North Districts had: 1615 sales with an average of $321,263
TREB's 21 East Districts had: 2050 sales 

with an average of $244,292

Homeworks ... Attic Fans:

Though most attics have openings for ventilation, these usually aren't enough to prevent the attic temperature from reaching 140 degrees "F" or higher on a hot day. The heat then seeps into the living areas below causing discomfort or dramatically increasing the load on the air conditioning unit. With an attic fan (also called a roof fan) you can substantially reduce the temperature of the attic air. An attic fan is mounted as high as possible in a gable or on a roof surface and it then exhausts hot air out and pulls in cooler outside air through vents in the eaves or soffits. Such a fan can reduce the attic temperature by 20 degrees or more. During the winter months, the same fan, equipped with a humidity control can remove excess moisture from the attic, thus reducing the possibilty that damaging ice dams will form on the roof. Smaller than a whole-house fan, an attic fan also moves much less air. The fan blade is mounted directly on the motor shaft and a thermostat in the fan housing or nearby in the attic turns the fan "on" at a preset temperature and turns it "off" when the temperature returns to normal.

Even though Jenny and her husband Charlie both work full time - he never seems to have the time to help around the house and then he wonders why he and his wife have so little time for romance. One week-end he read an article in the local newspaper that said that working women who must also look after the entire household were too tired for romance with their husbands. Charlie thought this was ludicrous - how on earth could a little housework tire a person out? One evening Jenny got home from work to find the children bathed, the laundry done and folded, dinner on the stove and the table set. She was astonished. The next day she was telling her friend Pam about the evening. Pam said, "So how was the rest of the night, after Charlie put the kids to bed and cleaned up the dishes. "Well" said Jenny, "I was all set for hugs and kisses, but I read a book instead, because Charlie fell asleep on the couch".


Neighbourhood Corner - Etobicoke

With 1841 residential sales to date this year, the Etobicoke (W06 to W10) housing market has slowed down about 13% from the same period in 2002, when 2127 sales were recorded. However, prices for all types of residential property have risen to $305,927 - a 6% increase over the $288,768 recorded between January and May of 2002. The year-to-date average for detached homes was $337,000 and for condo apartments $192,000. Days-on-the-market was 33 the same as the city-wide average.
