~ It's A Hat Trick - 3 Consecutive All Time Record Months ~

The Toronto Real Estate market posted its third consecutive all time record performance in May, with 9193 single-family dwellings changing hands through the Toronto MLS System. TREB President Cynthia Lai reported that, "This figure is up just slightly from April's 9168 figure, our previous all-time record, and up 15% over May of 2003. The March-April-May period was the best 3 month stretch in the history of the city with 27,437 sales. 2004 is on course to be the best year our local resale market has ever seen".

Ms. Lai went on to say that, "Prices continued their upward trajectory in May, with the average going to $325,501, a 1% increase over last month, and a 9% increase over May of last year. Fortunately, inventory also rose to 22,484 active listings - a 9% increase over the previous month. We have plenty of listings and as long as that is the case, the price increases we are seeing should be relatively constrained".

Average Days-On-Market in May Was 30.

 

A Break Down Of The Total Sales Is As Follows:

TREB's 28 West Districts had:  3438 sales with an average of $300,128
TREB's 14 Central Districts had: 1559 sales with an average of $444,138
TREB's 23 North Districts had: 1848 sales with an average of $349,317
TREB's 21 East Districts had: 2348 sales 

with an average of $265,137

Tom stood over his tee shot for an inordinate amout of time. He looked up and then back down at the ball. He was calculating the distance in his mind and factoring in the wind direction and the speed at which he would have to hit the golf ball. This nonsense was driving his golfing partner to distraction, and finally Ed said, "Would you just hit the stupid ball, so we can get off the first hole before noon". Tom answered, "My wife is up there in the club house watching me and I want this to be a perfect shot". Ed snapped back, "Forget it Tom, there is absolutely no way you can hit her from here".


Neighbourhood Corner - Brampton

Brampton (W23 & W24) remains one of the hottest sub-markets in the GTA with a year-to-date sales figure of 3409 single-family dwellings, with an average price of $256,282. Of these sales, the majority were of detached homes (1756) which sold for an average of $295,987. In addition, there were 757 sales of semi-detached homes for an average of $241,048 and 374 condo townhome sales for an average of $179,922. A good place to house hunt at the west end of the GTA, where you get a lot of house for the money!
