~ 9209 Sales Make For Best May Ever ~

The Toronto resale home market accelerated to a record pace in May, with 9209 homes changing hands, the best ever total for May, and the second best monthly total ever recorded in the history of the Toronto Real Estate Board. TREB President Ron Abraham announced that, "Sales increased 4% over April's 8834 total, and were up marginally over the 9193 figure reported in May of 2004. This figure is also down a bare 1% from the all-time record of 9275 sales in June of 2004".

Average prices rose another 1% in May, going to $346,474 from April's $342,032. They were also up 6% from the $325,501 recorded during May of 2004. Meanwhile, at $292,950, the median increased 2% over April and 6% over May of 2004.

Average Days-On-Market in May was 31.

TREB's 28 West Districts had:  3486 sales With an average of - $322,137
TREB's 14 Central Districts had: 1618 sales With an average of - $470,806
TREB's 23 North Districts had: 1809 sales With an average of - $370,678
TREB's 21 East Districts had: 2296 sales

Two elderly women were out driving in a large car. T hey could hardly see over the dashboard. As they were cruising along they came to an intersection. T he stop light was red but they just went right through. Doreen who was sitting in the passenger seat thought to herself, "I'm sure we just went through a red light", but she settled back to enjoy the ride, thinking she must have been wrong. A few minutes later they came to another intersection and cruised right through the red light. Doreen got a little nervous and decided to pay really close attention at the next intersection. Sure enough they zipped right through the next red light. Doreen had had enough. She turned to Mildred and said, "You just drove straight through three red lights - are you trying to kill us". Mildred replied, "Oh for heaven's sake - I didn't realize I was driving"


Neighbourhood Corner - Cabbagetown

Brampton (W23 & W24) remains one of the most active submarkets in the GTA this year, with a total of 3292 sales to date, down 4% from the 3409 recorded during the first 5 months of 2004. Most of these sales were of detached (1818) and semi-detached (702) homes. Average prices for detached homes rose to $319,371 - an 8% increase over the $295,987 reported from January to May of 2004. Semi-detached homes averaged $252,421 a 5% increase over the same time frame last year.
