~ February Deep Freeze Fails To Chill Housing Market ~

TREB President Ann Bosley has reported that TREB Members sold 5965 single-family dwellings during the month of February. "While not a record for the month (the figure is down 13% from February 2002's best ever figure of 6866) this is still a very healthy result given the extreme cold and the snowfall that the GTA has experienced over the past several weeks".

But while sales volume was down - prices continued their upward march - with the average moving to $289,954 - up almost 3% over December's figure of $281,292 and up 7% over February 2002. The median price also increased to $248,300 - up 2% from last month.

Multiple offers continue to be a factor in Toronto's Real Estate Market - but as I have said many times before - not all properties sell in a bidding war. Now, more than ever, if you are a Buyer, it is essential to have a good plan in place when entering the market. Be patient with the process, don't get discouraged if you lose a house in a multiple offer scenario - another property will come along. If you are a Seller - be realistic about the house that you are bringing to market, look carefully at the data on your street, take the time to get your property "Market Ready" and then be patient while you wait for an offer.

Modern thermostats for heating or air-conditioning systems rarely break down. The only maintenance required is an occasional light cleaning. Never attempt to repair a defective thermostat - instead replace it with a new one and be sure that it is the correct voltage and type for your heating/cooling system. There are many types available from very simple, but functional ones to the more sophisticated, programmable types that control the heating and cooling in your home according to your work and at home schedules. Every year when you have your furnace and air-conditioning systems serviced - remember to have your technician check and clean the thermostat as well!
