~ 6060 February Sales - Second Best Total Ever Recorded For The Month ~

TREB President Cynthia Lai has reported that TREB Members sold 6060 properties in February - a 2% increase from February of 2003. "A number of factors contributed to this result. The leap year gave us an extra sales day and the weather this year, although cold, was less severe than in 2003. Nonetheless, a month with over 6000 sales is a very healthy and active market. Prices trended higher in February with the GTA average coming in at $310,190 - up 5% over the January figure of $295,989 and up 7% from the $289,954 reported during February of 2003. This increase occurred across all four of TREB's geographic areas, and was accompanied by a 2% increase in the median price, which went to $265,000 from January's $259,978. However, it should be noted that not all districts or neighbourhoods were equally active. Prices in the east end of Toronto, for example only rose 1% over 2003.

TREB's 23 North Districts had: 1227 sales with an average of $338,844

Prioritize Your Repairs When Preparing To Sell:

So, you're selling your house and you want to get it on the market in the next thirty days! Panic sets in! The first question you ask yourself will probably be, "Should I sell it as is, or try to get as much work done as I can? The answer should be the latter of course, if you want to get the best possible result in the least amount of time. More questions will follow:

  • Do I have the resources in time and money to make the house more saleable?\
  • Where do I best apply these resources?
  1. A fresh coat of paint will probably provide the "biggest bang for your buck".
  2. Steam cleaning the carpets and sanding/re-finishing the hardwood floors are also low-cost, good investments.
  3. Repairing a dripping or worn faucet or a broken windowpane are fairly minor jobs, but will create a good first impression to prospective buyers. You want your house to be clean, tidy and in "move-in" condition.


What about more major repairs? Do I need to replace a clearly worn roof? Is the water pressure low because of old piping? How bad are the windows? Is there old, potentially unsafe wiring still in use? Is the furnace older than 20 years? Depending on your market-ready budget, you may decide to leave some of these bigger ticket items for the new owner, but at the very least have the furnace inspected and cleaned so that you are passing it on in 'seaworthy' condition!

What shape are the bathroom and kitchen in? For $10,000 you can do a decent upgrade on both, and according to the experts - you will get your money back in the selling price.

Do I have water seepage issues in the basement? Should I patch that crack in the foundation wall? A professional home inspector can be hired to identify and prioritize repairs such as these. Where you draw the line is your call. However, keep in mind that in any real estate market, buyers are willing to pay a little extra for a house where major u
pgrades are evident and problems are not. Good luck - now get to work!
