~ 7300 Sales For The Second Best April Ever ~

TREB Members delivered the second best April ever with 7307 sales recorded for the month. This figure represents a 4% increase from the 6986 sales recorded in March but is off 11% from the record 8181 sales in April of 2002. The real estate market remained stable over the bitterly cold winter months and now that warmer weather is finally here we can expect a vibrant spring selling season.

TREB President Ann Boslery noted that, "Prices climbed marginally in April to $292,783 from the March figure of $290,185 - an increase of 1%. The median also rose marginally to $253,000 from the March figure of $252,500. While prices are still on the rise, the rate of increase has slowed to less than 1% a month. This is due to a flood of inventory that has come onto the MLS System as the weather improved. There were 20,184 listings on the TREB System at the end of April - a 7% increase over March. More homes for sale means more choice for Buyers and an easing of the upward pressure on prices".

TREB's 28 West Districts had:  2799 sales with an average of $272,036
TREB's 14 Central Districts had: 1255 sales with an average of $393,127
TREB's 23 North Districts had: 1358 sales with an average of $317,178
TREB's 21 East Districts had: 1895 sales 

with an average of $239,488

Homeworks ... Exhaust Fans:

Exhaust fans remove moisture, heat and odours from kitchens, bathrooms, basements and laundry rooms. They also help to remove grease particles from kitchens. They are installed in a wall or ceiling & work in a similar fashion to the fan in your range hood. A wall mounted fan exhausts to the outside, while a ceiling mounted fan exhausts into the attic or through a duct to the outside. A range hood fan may exhaust through a duct or only re-circulate the air through a charcoal filter without removing heat or moisture - but it may also be vented to the outside. To care for an exhaust fan - clean the grill and fan blades of a regular exhaust fan once or twice a year (depending on its use). The grease filter in a range hood fan should be washed every 2 months, while the range hood housing and the fan blades should be washed every 6 months or so. Replace the pellets in a re-circulating fan's charcoal filter annually. Like any small, mechanical unit these fans will give years of trouble-free service if they are properly maintained.

He Just Knows There Is No Right Answer Here!

Bill and Sarah are getting ready to go out for dinner on Saturday night. Both of them have been extremely busy during the day and have been knocking around in sweats and tee-shirts doing typical week-end errands. After her shower, Sarah sits down at her make-up table and methodically applies concealer, foundation, eyebrow pencil, eye liner, eye shadow, mascara, blush, lip liner, lipstick and lip gloss. Home sales, so far this year, in the Orangeville area (W29) - at 222 units of all types are down 7% from the 239 sales recorded in the first 4 months of 2002. Prices remained relatively affordable - averaging $203,541. This figure is up 8% from the January - April 2002 average of $187,802. Of the properties sold - 153 were detached homes with the average price for these being $224,064. In addition, 30 semi-detached homes have sold in the area this year with an average of $158,807.
