~ Five Consecutive Record Months - October Has 7227 Sales! ~

Toronto's residential re-sale market continued its winning ways with TREB reporting 7227 sales during the month of October. TREB President Cynthia Lai announced that, "The local market turned in its 5th. straight record-setting month with sales up 12% over October 2002, which was the previous best October. Not only that, sales were up 7% over September, so it appears that the Fall Market will continue to be an active one." Ms. Lai went on to say that, "Prices in October continued their upward swing, coming in at $304,844. This is up 2% from September's figure of $297,398 and up 9% from the figure of $279,771 recorded for the same month in 2002. In addition, the year-to-date price of $292,836 is up 6% from the first 10 months of last year. So what we are seeing are price gains that are steady enough to satisfy the homeowner, but not so steep as to price first-time buyers out of the market. In October the days-on-market figure was 35".

A Break Down Of The Total Sales Is As Follows:

TREB's 28 West Districts had:  2696 sales with an average of $281,166
TREB's 14 Central Districts had: 1188 sales with an average of $418,140
TREB's 23 North Districts had: 1497 sales with an average of $330,341
TREB's 21 East Districts had: 1846 sales 

with an average of $245,838

Homeworks ... Troubleshooting A Hot Water Heating System:

Now that cool, fall days are upon us - it's time to pay attention to the furnace in your home. Most furnaces should be cleaned and serviced every year,and a good heating contractor is well worth the time and money. If you are experiening any problems with the hot water heating system in your home, the following will give you an idea of what the problem(s) may be:

No Heat: No power. A closed fuel supply valve or a dirty or defective thermostat.
Cold Convector Or Radiator: Air in the convector or radiator.
Leaking Inlet Valve Stem: Worn stem packing.
Leaking Circulating Pump: Defective seal or impeller.
Noisy Circulating Pump: A broken coupling.
Excess Water On Relief Valve: Too much water in the expansion tank.

If you can attend to any of these things yourself, the repairs may be simple but if you have any doubts then call a good heating and air-conditioning contractor. You can also ask him to show you how to do the routine things around your heating system that will keep it functioning at peak performance during the heating season.

Cindy was visiting her blonde friend Becky one afternoon. Becky said, "Oh lookie Cin - I've just purchased 2 new dogs and I'm sooooooooo excited about them". Cindy patted the 2 dogs and asked Becky what their names were. Becky replied, "Well it took me forever to think of names, but finally I realized they should be called Rolex and Timex. Cindy said, "How on earth did you come up with those names. What's wrong with more traditional names like Rover and Lassie?" Becky giggled and said - "Helloooooooo Cindy - golly, gosh - they're watch dogs aren't they?"


Neighbourhood Corner - Agincourt:

The neighbourhood of Agincourt - located within E07 (401 to the South - Kennedy to the West - Steeles to the North and Markham Road to the East) - saw 12 sales in October, with an average sale price of $345,058. Of this total, half of the sales were detached homes that sold for an average of $431,417. An excellent area to check out larger lots and homes with private driveways and garages.
