~ October's 6666 Sales Up From September ~

"October sales rose 1% over September to 6666, making this month the 2nd. best October ever", TREB President Ron Abraham announced today. "In addition to having a strong month sales-wise, prices continued their advance In October, with the average rising 1% to $324,215 over September's $320,911 and up 6% over the $304,844 recorded in October of 2003". In other highlights, Mr. Abraham noted that average Days on Market came in at 36, a brisk pace by historical standards, and that the average list-to-sale price ratio remained at 98%, indicative of a continued Seller's Market.

Average Days-On-Market in October was 36.

 

A Break Down Of The Total Sales Is As Follows:

TREB's 28 West Districts had:  2564 sales with an average of $298,351
TREB's 14 Central Districts had: 1136 sales with an average of $441,051
TREB's 23 North Districts had: 1291 sales with an average of $350,790
TREB's 21 East Districts had: 1675 sales 

with an average of $264,084

Homeworks ... Autumn/Winter Check-Up

The old saying that "an ounce of prevention is worth a pound of cure" could well have been said about our homes. As the cold weather approaches, it's a great idea to keep the following things in mind as you prepare your home for the winter season:

  • Turn off your outdoor water tap and drain and store your garden hoses.
  • Store away or cover garden and patio furniture if required.
  • Check the gutters and downspouts and clean them out if necessary.
  • Have the chimney flue cleaned, and clean and service the fireplace if necessary.
  • Have your furnace serviced and cleaned.
  • Check the weatherstripping on windows and doors and replace if necessary.
  • Clean and put on storm windows and/or doors.
  • Be sure the furnace thermostat is functioning properly.
  • Apply any exterior caulking that is necessary.
  • Have a good snow shovel and sidewalk salt available.
  • Check outdoor lighting for burned out bulbs and replace as necessary.
  • Cover weather-sensitive garden shrubs.
  • Clean leaves from your sidewalks and walkways - when wet and slippery they can cause a bad fall.
  • Check your garage door and clean and lubricate the hinges, rollers and tracks.

Ben - a rookie Toronto police officer sat in his cruiser watching in disbelief as the driver made his way haphazardly through traffic. He was going eastbound in rush hour on Richmond Street, a one way street that runs west. Ben jumped out of his car and waved the driver over. Neighbourhood Corner - Agincourt

Sales in Agincourt have mostly been of detached homes and condominium apartments this year, with smaller numbers of semi-detached and condo-townhouses also being transacted. There have been 78 sales of detached homes for an average of $349,042. These sales are up marginally from the 76 that passed through TREB's MLS system in 2003, though the average price is down 6% from the $380,783 recorded during that time frame. Condo apartments averaged $161,450 in 2004. This price is up 3% over the 2003 figure of $156,340.
