Market Update
October
Sets New Record
November 5, 2007 - TREB Members recorded 7915 transactions of single-family homes in October, an all time record for the month, TREB President Maureen O'Neill announced today. "Sales were up 15% over the 6876 figure recorded in October of 2006, and up about 10% over the 7227 transactions that took place in October 2003, which was our previous record."
"There is every indication that 2007 will be a banner year for resale housing activity in the Greater Toronto Area," said Ms. O'Neill. "The effects of the City of Toronto's new land transfer tax will definitely be felt in 2008 but we are also confident that consumers will continue to see the value of real estate as a solid long-term investment."
Prices rose in October, with the average climbing 4% to $394,646 over September's $380,132, and up 11% over the $356,423 recorded in October of 2006.

Really, Really Bad Jokes
Have you ever been guilty of looking at someone your own age and thinking, “I can’t possibly look that old”? Well, I was sitting in the office of my new dentist when I noticed his DDS Diploma on the wall. I suddenly remembered a tall, handsome, dark-haired boy with the same name who had been in my high school class some 40 odd years earlier. Could this really be the same guy that I had a secret crush on all those years ago? However upon seeing him I quickly discarded the thought. This balding, gray-haired man with the deeply lined face was way too old to have been my classmate. After he examined my teeth, we got to chatting and I asked him if he had attended Morgan Park High School. Indeed he had. “When did you graduate”? I asked. He answered “In 1959 - why do you ask?” I smiled and said, “You were in my class”. He looked at me closely and then that ugly, old, bald, wrinkled, son-of-a-gun asked me, “Really, what subject did you teach”?
Within Agincourt (parts of districts E05 and E07) the dominant resale house types are detached and semi-detached units. So far this year detached homes averaged $376,047, up 1% over the same time-frame in 2006. Semis averaged $313,337, a 6% increase over the $295,800 recorded for the first ten months of 2006.
