Market Update

TREB Reports Strong Growth in October MLS Transactions

Toronto, November 4, 2009 - In October 2009, Greater Toronto Realtors reported 8476 sales, up 64% cent from October 2008. The average price for October transactions was $423,559 – up by 20% compared to the same month last year.

"Strong sales growth has occurred across many property classes – from price ranges that would attract first-time buyers to luxury properties selling for over one million dollars," said TREB President Tom Lebour. “The highest rate of sales growth in October was experienced for properties selling for over $750,000. In contrast, luxury home sales declined at an above-average rate last year.”

Year-to-date sales, at 74,721, were up 9% per cent compared to the first ten months of 2008. Average price, at $392,264 was up by almost 3%. "After a short dip in the winter, the average home price in the GTA has rebounded because sales have been high relative to listings," according to Jason Mercer, TREB's Senior Manager of Market Analysis.

“Watch for listings to rebound in 2010 as home owners react to the strong sales and price growth experienced in the latter half of this year.”

Really, Really Bad Jokes

Black Lingerie

I had lunch with 2 of my unmarried friends. One is engaged, one is a mistress, and I have been married for 23 years. We were chatting about our relationships and we decided to amaze our men by greeting them at the front door wearing a black bra, lacey panties, stiletto heels and a black mask over our eyes.

We agreed that we would meet again in a few days to exchange notes.

This is how it went when we met later in the week to exchange stories.

My engaged friend: The other night when my boyfriend came over he found me with a black leather bodice, black panties, tall stilettos and that wonderful black feather mask I wore to the Halloween party last year. He saw me and said, "You are definitely the woman of my dreams. I love you and then we made passionate love all night long.

The mistress: "Me too! The other night I met my lover at his office and I was wearing a raincoat and under it only the black bra, French cut panties and a mask over my eyes. When I opened the raincoat he didn't say a word, he kissed me passionately and then we had sex night."

Then I had to share my story: When my husband came home I was wearing my lacey black bra, panties, thigh high black stockings and mask over my eyes. He came through the door smiled, looked me up and down and said “What’s for dinner Batman?”


Median Price

In October, the median price was $357,000, up from the $312,000 recorded during October of 2008.
