~ Four In A Row ... September Continues String Of Record Months ~


The 6751 sales transacted through the Toronto MLS System last month were the most ever reported in the month of September. TREB President Cynthia Lai announced that, "This figure is up an incredible 15% over last year's 5846 sales and September 2002 was our previous best result for the month. This makes 4 record months in a row and the best summer market ever recorded. Sales were also up 3% from the figure reported in August. Prices also bounced back in September to $297,398 from August's $285,366 - a 4% increase. Prices were also up 5% over September 2002". In September, the days-on-market for a listing was 36, This figure tends to fluctuate seasonally and also may vary according to the strength of the market, as affected by economic conditions. In 1996 when TREB first started to record these stats the time was 55-60 days.

 

A Break Down Of The Total Sales Is As Follows:

TREB's 28 West Districts had:  2567 sales with an average of $275,292
TREB's 14 Central Districts had: 1084 sales with an average of $395,453
TREB's 23 North Districts had: 1370 sales with an average of $326,455
TREB's 21 East Districts had: 1730 sales 

with an average of $244,802

Homeworks ... It's That Time Again ...Furnaces & Fireplaces:

Most chimneys are made of brick and then lined with fireproof tiles. A cap of mortar is used to seal the top against the weather. Any chimney that is used on a regular basis should be cleaned and inspected annually to clear away leaves, bird nests and soot build-up. Accumulated soot and creosote can be the cause of a chimney fire, and will certainly restrict the draft, making your fireplace or wood stove operate in an inefficient manner. You may want to hire a reputable chimney sweep to do this messy job, but if you're so inclined then look for the necessary tools at your home improvement centre. If the pitch of your roof is very high, it's probably best to call in a professional cleaning company. When they are there, you might also ask them to install a mesh spark arrester to prevent sparks and embers from flying out the chimney and starting a fire. It will also prevent birds and animals from entering the chimney during the cold weather. Rain guards and draft deflectors may also be a good idea to install. Keeping your chimney is a good state of repair will ensure that you get the full life out of the structure, and at the same time you will know that the safety of your family and your home is not in question.

Ted recently went to a new primary care physician. After 2 visits and exhaustive lab tests, the doctor told Ted that he was doing fairly well for his age. Ted was a bit concerned about this comment, so he asked the doctor if he thought he would live to be 90. The doctor replied, "Well do you smoke tobacco or drink beer?" Ted replied, "Oh no, I've never done either". So the doctor said, "Do you eat rib-eye steaks and BBQ'd ribs". Ted said, "No, I've heard that red meat is very bad for you, so I cut that out of my diet". The doctor shook his head and asked, "Well do you play tennis or golf in the sunshine?" Ted shook his head and said, "No, the sun's rays are dangerous - so I mostly stay indoors". The doctor continued, "Well do you ever gamble in Vegas, drive fast cars or run around with beautiful women". Ted said, "Oh no, I've never done any of those things". The doctor patted Ted on the back and said, "Then why on earth do you want to live to be 90?"


Neighbourhood Corner - East York:

Thus far in 2003 East York has registered 1102 sales - down 6% from the 1168 figure recorded for the first 9 months of last year. Of these, 547 were detached homes, which averaged $302,167. While sales of detached homes are up marginally over the 544 recoorded during the same time-frame last year, prices have risen a full 7% from the $281,698 recorded during this earlier period. In addition, 241 sales of semi-detached homes were recorded in the January to September 2003 period for an average of $278,239. This price figure is up 11% from the $250,989 average recorded in the first 9 months of last year.
