~ 6588 Sales Make September Another Hot Month ~

Last month saw the second best September ever recorded for sales, with 6588 single family homes transacted through the Toronto MLS System, TREB President Ron Abraham said today. "With sales strong, average prices bounced back as well, going to $320,911 from the $304,509 recorded in August - a 5% increase". This figure was also up 8% over the $297,398 reported in September 2003.

Also in September, inventory reached its highest level of the year with 24,293 active listings. This is a 15% increase over the 21,101 recorded in September 2003 and up 9% over last month. "This is good news for potential home buyers. A higher level of inventory should put some constraints on price increases going forward", noted Mr. Abraham.

Average Days-On-Market in September was 38.

TREB's 28 West Districts had:  2552 sales with an average of $297,806
TREB's 14 Central Districts had: 1139 sales with an average of $421,064
TREB's 23 North Districts had: 1295 sales with an average of $355,776
TREB's 21 East Districts had: 1602 sales 

with an average of $258,326

Homeworks ... Sliding Doors

There are few things more frustrating than sliding doors that don't work properly, won't slide along the tracks easily or won't lock securely. Lightweight doors are often hung from above, while moderately heavy doors such as those leading to an outdoor patio usually rest on a bottom rail. Almost all sliding doors move on rollers which can be adjusted to make the door ride higher or lower. Plastic guides at the top or bottom keep the door in its vertical position and aligned with the tracks. Every track should be kept free of foreign objects or dirt. An occasional application of a bit of graphite or parafin to the track and a drop of oil to each roller bearing can help to keep the doors running smoothly, quietly and easily.

It's also a good idea to check the hardware and be sure that all installation screws are tight. Any missing or broker parts should be replaced. If a door comes off its track - check for dirt on the tracks or a section that is bent or out of alignment. You can compensate for any minor warps by adjusting the rollers, but if a door is badly warped and will no longer lock securely, it may need to be replaced. It's also a good idea to check the doors for security and to add an additional protection bar or lock if necessary. Patio doors are a likely point of entrance for theives as these doors are often not secure.

Jenny jumped on the Queen Street trolley in The Beaches one morning for her usual ride to Yonge Street. She sat down beside a young man with a big duffle bag at his feet. He looked at her and said, "Hi - I'm Joe". Every time the trolley pulled up to a stop Joe took a French horn out of his bag and gave it a sharp blast. Jenny was curious and said, "Joe, why are you blowing that horn at every stop"? Joe replied, "To keep the elephants from charging the trolley". Jenny said, "That's ridiculous - there are no elephants around here". "I know", said Joe proudly - "This is a very effective technique".


Neighbourhood Corner - East York:

So far this year in East York (E03) - there have been 1176 sales of single-family dwellings - up 7% over the first nine months of 2003. Of these sales, 573 were of detached homes, which averaged $319,809, up almost 6% from the $302,167 figure recorded last year. In addition, 284 semi-detached homes were recorded as sold for an average of $307,752 - an 11% increase over the $278,296 recorded for the same 9 month time frame in 2003.
