~ Another Record Falls - 6743 Sales In August ~

Toronto's resale market felt the heat in August, with 6743 homes changing hands - the most ever recorded for the month. Transactions were up 3% over the previous record of 6549 sales, set in August of 2003, according to TREB President Ron Abraham. Meanwhile prices continued to ease - falling 2% to $304,509 from the $312,418 reported in July. "The declines of the last couple of months are entirely seasonal in nature, and year-over-year prices are still up 7% over 2003", noted Mr. Abraham. "With people on holidays and a fairly healthy level of inventory (22,204 active listings at the end of July) this was bound to occur". Going into the fall market, Mr. Abraham sees nothing but continued good news ahead. With 1.1% growth in the second quarter - the Canadian economy is still strong, inflation is still holding steady in the 2% range and interest rates remain historically low. So the Toronto resale market should continue to perform at or near record levels and Mr. Abraham predicts that 2004 may be the first year where sales exceed 80,000 dwellings".

Average Days-On-Market in August was 38.

TREB's 14 Central Districts had: 1103 sales with an average of $349,827
TREB's 23 North Districts had: 1425 sales with an average of $350,197
TREB's 21 East Districts had: 1642 sales 

with an average of $257,088

Homeworks ... Mould

Mould can grow inside your home, behind walls and underneath flooring. Even though mould is a natural occurring fungi - mould that grows indoors can have a serious health effect on many people. There are many mould types that can cause a variety of symptoms such as skin rashes, nose bleeds, itchy and watery eyes, breathing difficulties, migraine headaches to name a few. Some moulds are toxic such as - "Stachybotrys Chartarum".

Mould needs moisture and a cellulose nutrient source (drywall, carpeting, fabrics) to grow. If you've had a water leak or flood that wasn't cleaned up properly within 24 - 48 hours of its occurence - you could have mould growth. If you have a hidden plumbing leak, excess condensation or high relative humidity, you could have mould growth.

Mould growth in buildings is not always visible or detectable through a visible inspection. The majority of indoor mould growth issues are hidden inside walls, behind wall paper, underneath flooring or behind built-in cabinetry. Mould does not always have a musty odour and it can occur without any scent or visible signs that are noticeable by the homeowner.
